Frequently asked questions

Can I avail tax rebate on my home loan?

Yes. You can take a tax rebate under sec 80C for an amount of Rs. 1.5 lakh against principle and under sec 24(2) for an amount of Rs. 2 lakh against interest of house property income of the Income Tax Act.


Can I get a provisional and actual interest certificate? If yes, when would I get it?

Yes. You can get both provisional and actual interest certificate. Provisional certificate can be taken at any point of time during the financial year, however actual interest certificate is dispatched to all the customers after end of every financial year.


Do I require to provide co-applicant or guarantor for my Home Loan? If yes who can stand as co-applicants / guarantor

Either a co-applicant / guarantor is required for processing of the loan. You can include your spouse, children and parents as co-applicant/guarantor to the loan. In case property has joint owners all the owners are supposed to stand as co-applicant.


Can I get an in principle sanction of Home Loan before identification of property?

You can avail an in principle sanction of housing loan even before identification basis your income eligibility.


What is the maximum period for my Home Loan?

You can avail a maximum tenure of 20 years, depending upon age of the applicant and property at time of loan maturity.


Does DCB Bank Offer both fixed and floating rates?

DCB Bank offers both Fixed and Floating rates as explained below:

  • Fixed Home Loan rates: The rate of interest applicable will be fixed for a part of the tenure of the loan
  • Floating Home Loan rates: The rate of interest applicable for the Home Loan changes with change in the Bank's base rate

Can I repay my loan earlier than the due date?

You can repay your loan at any time during the loan tenure. However prepayment is not permitted for the first 12 months from the loan disbursal date. We also offer flexible part prepayment options. For details please refer to the schedule of charges.


Can I take a Home Loan where a branch of DCB Bank is not present?

We only offer Home Loans in cities where either we have a branch or presence of retail asset centre.


Are there any additional charges, apart from what is mentioned in the schedule of charges, which I need to pay for Home Loan?

Yes, these additional charges would be in the form of stamp duty / intimation of mortgage and is to be paid to the government on LOR basis of the stamp duty grid of your respective state.


How soon can I get my property papers back post foreclosing of loan?

Your original property documents would be returned in 15 days from the date of closure of loan on our system.


Can I change my floating rate loan to fixed rate, will the bank charge me for switching?

Yes, you can change from floating to fixed rate. However to clarify fixed rate is offered for limited period of loan tenure.


I’m an NRI, would I be entitled for a DCB Home Loan?

Yes, you would be entitled for a home loan subject to resident Indian standing as one of the co-applicant along, with power of attorney.


How would I get statements, repayment schedule, interest certificates and list of documents?
